Kimberly Byrum is Managing Principal, Advisory for Zonda Advisory. She has worked extensively with all real estate functions throughout the United States and Canada, including development, acquisitions, property management and asset management. Kimberly is recognized as an expert in the fields of consumer research, project design, rent positioning, and third-party real estate market research data. Kimberly oversees a team of 10+ consultants advising clients (private, public, and institutional) on development and investment in all aspects of real estate.
Kimberly regularly presents to audiences of 300+ attendees on issues related to the economy and the multifamily housing markets. She has been the guest on several real estate related podcasts discussing topics such as rental housing’s contribution to successful mixed-use projects and leadership. Over the past ten years, she has been diligently monitoring the emerging build-for-rent space regularly providing relevant thought leadership and research conclusions. She is looking forward to serving on the Active Adult Focus Area Committee for the National Investment Center for Seniors Housing & Care.
Prior to joining Zonda, Kimberly worked at an international global restructuring firm, in the Real Estate Advisory Services Group. Some of her assignments included asset management/property management of distressed student housing, valuation of commercial real estate at regional banks throughout the country including Hawaii, analysis of military housing feasibility, financial analysis for bond performance on purpose-built student housing at HBCs, and senior housing demand analysis. Kimberly began her career at a development company where she spent 17 years overseeing research and investment in over $4.2 billion in commercial real estate transactions.
Kimberly holds a Bachelor of Science in Ag. Economics from Texas A&M University as well as Program Certifications in various management, marketing, and real estate concentrations from Southern Methodist University, the University of Notre Dame, and the Massachusetts Institute of Technology.
Kimberly finds fulfillment in informally and formally mentoring emerging leaders in the real estate industry and guest teaches in undergraduate and graduate real estate programs on the topics of the consulting profession and real estate market analysis at several public and private universities in California and Texas.
